Lake Jacksonville subdivision under development

Perhaps you're looking to move into luxurious home near Lake Jacksonville. Or maybe you just want to create your own little parking lot in that particular area.

But odds are, if you're in the market right now, you might want to cast your eyes upon the city's newest "in-development" subdivision, city officials said.

Developer Steve Berry confirmed Tuesday that he, his brother Kirk Berry, and sister Sheron Stewart have teamed up to make this happen  — in the form of a number of new lots near the lake in the Lakeshore Drive area.

City Building Official Jody Watson gave directions. He said the property is a drive away from Jacksonville's soccer fields toward the lake. There is a "Y" in the road there, where one can either turn toward the concession or keeps driving down Lakeshore.

"Before you get to the lake, it's the property on the right," Watson said. "You'll see Lakeshore and another street — Byrd. … It's all timber there right now and runs from Lakeshore all the way to Byrd."

The property used to belong to the Stripling family, officials said.

Jacksonville City Manager Mo Raissi estimated as many as 15 or 20 homes might come out of this development.

Reached on his cell phone Tuesday, Steve Berry was very enthusiastic about the project. He said water and sewer is currently being installed there right now and, in some cases, "For Sale" signs have already gone up.

"We have 25 lots now and enough land left to build 100 more," Berry said. ""It's across from the water and probably half of them are spoken for so far. I haven't got the money yet but they are waiting for me to sell them."

Berry estimated the lots will be on the market in roughly a month.

"Some of them could be used to make parking lots, some for people to build their own homes and we will be building some of them," he said.

Berry said he has had his eye on that portion of property for many years.

"I grew up here and have seen the property all of my life," he said. "When it went up for sale, I — me, my brother Kirk and sister Sharen — called the same day and bough it from the Striplings."

Berry estimated it would cost $29,500 for a lot and those who want them to build houses, that will start in the roughly $150,000 range.
